CHIEF ENGINEER - Full Time, Year Round

Holiday Inn By The Bay- Portland, Maine

The Holiday Inn By The Bay has been Maine’s premiere conference service hotel since 1973. We have Maine’s largest conference space (30,000 square feet and 13 function rooms!) and are able to accommodate up to 1,200 people at our events. Our location in the historic downtown waterfront area and the trendy West End of Portland combines an extraordinary blend of the past and present. We have a restaurant, lounge, pool, business center, and fitness room onsite. Our goal into be the best conference service hotel in New England.

SUMMARY

We are seeking a positive, service-oriented, energetic andself-motivated Chief Engineer to join our team. The Chief Engineer will workclosely with other hotel departments. Must superviseand coordinate the maintenance of the entire hotel facility, including physicalbuilding structure, mechanical, electrical, and life safety systems within

budget, to ensure a well maintained, attractive and safe hotel. This role requires training, coaching, follow-up supervision, as well as implementing disciplinary measures that were appropriate to maintain all operating and safety standards. The Chief Engineer also requires clear, concise written and verbal communication skills, as well as excellent time management and technical skills.

EDUCATION AND EXPERIENCE

• High school diploma or GED; 5 years’ experience in the engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing

OR

• 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 3 years’ experience in engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing.

CORE FOCUS & ESSENTIAL RESPONSIBILITIES

Qualified candidates must be able to satisfactorily complete the following responsibilities. Other duties may be assigned.

  • Supervise Engineering Department, Architects, Engineers and Contractors involved with building projects and maintenance to provide a well-maintained facility.
  • Flexible hours required. Must be available to work nights, weekends, and holidays. Overnight and on-call shifts will be required as needed to provide appropriate coverage and handle emergencies on site.
  • Maintain a safe and efficient operation of the entire hotel facility, including physical building structure, all mechanical and electrical systems, including life safety and code requirements existing and new.
  • Performs daily inspections of the building and grounds to ensure cleanliness, safety and integrity for guests and employees.
  • Coordinates and maintains a structured in-house preventative maintenance program. Outside vendors utilized for services when escalation is needed.
  • Maintain current & accurate knowledge of the property electrical and mechanical fields, building systems and construction.
  • Lead, train, schedule and supervise the engineering personnel and ensure ongoing development.
  • Ensure all maintenance and other key staff members are trained and ready to handle emergencies quickly and effectively.
  • Provide technical guidance and support to the team to ensure ongoing skill development.
  • Budget development analysis, forecasting, and reconciliation for all facets of the repairs, maintenance and special projects (capital) and coordinates with other hotel departments to time appropriately for business flows.
  • Support other operating departments in their day to day requirements and contributes pertinent information regarding building facilities, using the skills and expertise at his/her disposal.
  • Maintain constant communication and collaboration with all departments.
  • Check email, voicemail and PMS on a consistent basis.
  • Maintain effective energy management and preventive maintenance programs for the facility.
  • Adhere to all corporate required purchasing policies and controls, including contractor bid policies.
  • Maintain appropriate supply of materials and equipment to support needs for normal day-to-day operating and maintenance requirements.
  • Ability to operate snow removal equipment and all groundskeeping equipment as required.
  • Monitors forecasts and accumulations for ongoing snow upkeep
  • Maintain an organized system within the department for inventory, maintenance, and storage of tools, materials and equipment necessary to execute the required activities of the department.
  • Coordinate and prepare all building contracts and service agreements.
  • Conduct building inspections and visually assess the safety and required maintenance of the facility, issuing reports to correct deficiencies.
  • Assists other departments with operational needs as dictated by business and staffing levels.
  • Collaborates with all departments to plan and execute maintenance tasks impacting operations, guests, or staff.
  • Coordinates with the Front Desk and Reservations Manager on tasks affecting room inventory.
  • Coordinates with Group Sales on tasks affecting conference operations, guests, or staff.
  • Reports on a regular basis to the General Manager; apprises him/her of the building conditions and performance of the Engineering Department's progress on special projects.
  • Attend all meetings required by GM.

JOB SPECIFIC & PHYSICAL REQUIREMENTS

  • Ability to bend, push, pull and lift 50 pounds
  • Ability to stand and walk for hours at a time
  • CPO Certification required, or agreement to obtain certificate within the first 90 days of employment.
  • Ability to effectively interact with internal and external customers, some who will require high levels of patience, tact, and diplomacy to defuse anger. Collect accurate information and resolve conflicts.
  • Ability to access and accurately input information using a moderately complex computer system.
  • Ability to establish and maintain effective working relationships with associates, customers and patrons.
