On-Site Property Manager
Location: Thousand Oaks, CA
Company: Hanes Properties, LLC
Employment Type: Full-Time | Non-Exempt | Eligible for Overtime

Pay Range: $52,000 - $59,000
Schedule: Monday through Friday, 9 AM to 6 PM

Position Overview:
We are seeking a dynamic and experienced On-Site Property Manager to lead operations at our newly acquired residential community in Thousand Oaks. This client-facing role requires on-site residency, offering a 33% rent discount off the market rate (residency available upon completion of the introductory period).

Key Responsibilities:

• Oversee daily operations of the residential apartment community

• Supervise and mentor on-site maintenance

• Ensure compliance with company policies, procedures, and fair housing laws

• Lead leasing efforts to maximize occupancy rates

• Foster strong resident relationships and community engagement

• Manage rent collection, resident relations, and vendor services

• Conduct property inspections to maintain high standards of cleanliness, safety, and presentation

Qualifications:

• Minimum of 3 years of experience in property management or customer service

• Strong leadership, customer service, and communication skills

• Proficiency in Microsoft Office and property management software (AppFolio preferred)

• Valid driver's license and reliable transportation

• Certified Apartment Manager (CAM) certification or equivalent industry training preferred
